Indore’s next phase of urban expansion could take a new direction, with Della Group exploring an integrated township on the Indore–Ujjain Road. The proposal emerged during discussions between Della Townships founder Jimmy Mistry and Madhya Pradesh Chief Minister Dr. Mohan Yadav at the Madhya Pradesh Urban Growth Conclave 2.0 held in Indore.
The development signals growing interest in integrated urban projects that combine residential spaces, commercial activity, employment, education, healthcare and tourism within a coordinated development.
However, the Indore–Ujjain Road project is still at the proposal and discussion stage. A formal agreement with the state government is expected to be pursued in the coming months, according to the reported announcement.
⚡ Quick Take
- Developer: Della Group / Della Townships
- Founder: Jimmy Mistry
- Proposed location: Indore–Ujjain Road
- Project concept: Integrated township
- Current status: Investment discussions; formal agreement awaited
- Other locations under consideration: Indore city and Mhow
What Is an Integrated City?
Unlike a conventional residential township, an integrated city aims to bring multiple aspects of daily life and economic activity into a connected development.
The concept discussed by Della includes the potential integration of housing, workplaces, commercial activity, education, healthcare and tourism. The objective is to create an environment where residents can access more everyday needs closer to where they live and work.
Della Group is also developing the Ratapani Reserve Township near Bhopal, for which an investment of ₹2,250 crore has been reported across approximately 220 acres. Its planned offerings include luxury villas, branded residences, a five-star wildlife resort and equestrian and polo facilities. This is a separate project and should not be confused with the proposed Indore–Ujjain development.
Why the Indore–Ujjain Road Matters
The Indore–Ujjain corridor is becoming an important part of the region’s wider infrastructure and economic development story. Improved connectivity, industrial expansion and growing links between Indore and Ujjain could influence where future housing, commercial activity and investment emerge.
A large integrated township in this corridor could create opportunities across construction, real estate, hospitality, retail, education and supporting services if the proposal advances and is implemented.
For the region, the broader question is how new development can connect with existing cities, transport networks and employment centres rather than simply extending the urban footprint.
What Could It Mean for Real Estate?
For homebuyers and property investors, a major township proposal can generate interest in surrounding areas. However, early announcements do not guarantee project approvals, construction timelines, property appreciation or future returns.
Before making property decisions, buyers should verify the exact project location, land status, statutory approvals, infrastructure plans and applicable RERA registration, where required. Any investment decision should be based on confirmed documentation rather than speculation around a proposed development.
The Bigger Picture: Indore, Dewas and Ujjain
The township discussion comes amid a broader push to coordinate urban and economic growth across western Madhya Pradesh. At the Urban Growth Conclave, the state also highlighted plans to develop Indore, Dewas and Ujjain as a connected growth triangle.
If supported by transport links, public infrastructure and coordinated planning, stronger regional connections could help distribute economic activity across the wider Malwa region.
The challenge will be ensuring that growth is accompanied by adequate water supply, sewerage, mobility, environmental safeguards and affordable housing.
Indore Talk Business Take
The significance of an integrated city lies not just in the buildings it creates, but in how effectively it connects living, working and essential services.
Della Group’s interest in the Indore–Ujjain Road adds another development proposal to the region’s evolving urban growth story. But the next milestones matter: a formal agreement, clarity on land and project scope, statutory approvals and a credible implementation plan.
For Indore, the opportunity is to ensure that future urban expansion creates well-connected places to live and work—while remaining practical, inclusive and sustainable.
For now, the Della township on the Indore–Ujjain Road remains a proposal under discussion, not a confirmed completed or operational project.
